Multi-Family Residential Buildings

Working in a multi-family residential building presents all sorts of challenges and obstacles after a water, fire or sewage loss. We understand this better than anyone in the industry. It's what we do nearly every day of the year. As a landlord or property manager, you need an immediate response to stabilize your property and to show your occupants that the situation is under control. You also need a company that understands condominiums, cooperatives and rentals so that the appropriate work is performed and responsibility for further mitigation is determined upfront. This is where WE excel and our experience proves critical to protect our clients from liability and unintended financial exposure.

Commercial
Buildings

Whether working in an office building, warehouse or retail space, the key to our success in these asset classes has always been to accurately assess the situation and mitigate damages immediately. We understand that one of the key goals is to minimize your business interruption. By deploying our team quickly and communicating clearly and consistently throughout the loss, you can coordinate your business needs to operate as best as possible under the circumstances. We can work 24/7 shifts or only at night or weekends or focus solely on a critical aspect of the property; whatever you need to maintain operations, you can count on us to make it happen.

Water Mitigation

When water damage occurs, immediate action is needed. We stand ready, 24/7, to mobilize our team to mitigate damages. Water damage that is not addressed quickly poses 2 main threats; the first is that the damaged areas can expand if the initial affected materials are not addressed quickly. The second risk is mold growth on susceptible materials which can create a much bigger, more expensive problem.

No job is too big or too small and every mitigation assignment is treated professionally and respectfully. Every loss that we handle is overseen by a certified and licensed Project Manager. His or her role is to evaluate the damages, establish and enact the mitigation plan, communicate with you and all interested parties throughout the mitigation and to document findings and progress. Our goal on every project is to bring your property to a clean and dry state, as quickly as possible, ready for repairs.

Fire Restoration

When a fire occurs, unfortunately the damage can be severe. The soot and smoke from a fire damages wall or floor finishes, air quality and often equally as damaging is the water used to put out the fire. We have been mitigating fire damages since 1972 and our experience is critical during a fire loss. Our team can be onsite within an hour boarding up windows, securing doors, patching skylights, etc. to make the property safe and secure on an interim basis. Our warehouses hold over 1,200 pieces of equipment and allows us to immediately dispatch air filtration and drying equipment to any size loss. Our cleaning technicians understand the proper cleaning techniques and materials required to remove soot and smoke from a building. And just like with water damages, our Project Manager oversees the entire process, from beginning to end to ensure the damages are mitigated properly, timely and effectively.

Sewage

Sewage losses can occur in varying degrees, but in almost all cases, the contaminated water can present some unique and difficult challenges. Unlike clean water, sewage water contaminants require immediate removal of porous building materials, utilization of disinfectants and an understanding of decontamination. Our technicians adorn personal protective equipment when required and are trained to clean in situations like this. On an emergency basis, we can deploy teams to mitigate damages after cesspool backups, toilet overflows and broken pipes. As always, our Project Manager oversees the entire process, from beginning to end to ensure the damages are mitigated properly, timely and effectively.

Mold Remediation

On January 1, 2016, New York State passed a law requiring the licensing of mold remediation contractors and industrial hygienists. As a licensed mold remediation contractor, the NYS law now outlines a process in which mold remediation is to be performed and mandates that all technicians, supervisors and companies be licensed by the State of New York. As a leader in mold remediation, our company and technicians were one of the first in the area to obtain licensing.

Mold remediation requires an in-depth knowledge and understanding of mold, its risks and the required process to properly remediate. The mold remediation process includes (but is not limited to) installing proper containments to isolate the work zone, utilizing air filtration devices to clean the air during the remediation, utilizing hepa vacuums and EPA approved disinfectants and sealants to clean building materials and removing affected building materials such as sheetrock, flooring, etc. The result of a successful mold remediation project is a dry, clean and free of visible dust or mold environment ready for repairs. Our Project Manager's play a critical role in the mold remediation process. Following the mold remediation plan outlined by the licensed mold assessor, the Project Manager establishes the mold remediation work plan and ensures that our technicians follow this plan to effectively remediate the mold.

Lead Abatement

Lead is a very dangerous hazard that must be handled properly and with great care. We hold two lead related licenses with the EPA; Repairs, Renovation and Painting ("RRP") License and a Lead Abatement License. The RRP license is required by any contractor, not just an Abatement contractor, working in buildings built prior to 1978 (see online for a few exceptions). In addition to the corporate requirement of an RRP license, when working in a building built prior to 1978, it is also required by law that at least one person from that company, hold an individual RRP license. The intent of the RRP license is to ensure that when working in buildings that might contain lead paint, the company and technicians onsite understand risks of lead based materials and will utilize lead safe practices. The Lead Abatement license is much more stringent and requires that the company, the supervisor and every technician obtain EPA licensing. This license is specifically designed for companies to abate a lead based hazard. As an EPA Lead Abatement licensed contractor, we utilize this license when abating lead and when addressing New York HPD, DOH and/or EPA violations. We are well-versed in how to handle violations and can help with the filing and clearing of these violations.

Post Construction Cleaning

If you look to the core of our business, the underlying and constant service almost always performed is cleaning. Whether cleaning after a water, sewage or fire damage or remediating or abating mold or lead, thorough cleaning is one of the most critical job functions we perform. It is out of this realization by us and our clients many years ago, that we developed our post construction cleaning division. After the general contractor completes their work and leaves the property in "broom clean condition", our team works hand in hand with the developer, sales team and contractor, to perform thorough post construction cleanings of apartments and common areas prior to occupancy. Understanding building materials and proper cleaning techniques, our cleaning services also extend to daily or weekly cleaning of sales galleries and model apartments. Our agility and responsiveness are second to none and borne out of the emergency services business. Few companies can match our ability to respond within hours of an unscheduled "owner walk" that requires cleaning or numerous area cleanings on a moments notice. We never let you down and take great pride in our level of service and ability to support your efforts with marketing, selling or leasing your property. It's why we are a trusted resource for many of New York's largest real estate developers.

Repairs

Following our emergency services, we can also perform the repairs required to get your property back to pre-loss condition. Our experienced construction Project Managers can estimate the repair project, work with you to select materials and finishes and establish a realistic project schedule. Our specialty trades include sheetrock/plaster repair, painting, flooring, carpet and pad installation, tile installation and select kitchen and bathroom installations.
